(f) Vehicle Parking. The requirements set forth in EC 9.5500(12) may be adjusted if the <br />proposal achieves to the same degree as would strict compliance with the standards all of the <br />following: <br />1. Limitations on the use of continuous parking drives in large-scale multiple-family <br />developments. <br />The proposed development is a large-scale multi-family development, consisting of 216 <br />dwelling units and 376 on-site parking spaces. The interconnected parking courts allow for <br />residents to have two access/egress points and provides residents multiple paths to access the <br />abundant parking provided throughout the development. While the parking drives are <br />connected, they form a series of blocks and intersections, as opposed to a single continuous <br />parking drive. Based on these findings, the proposed development meets this criterion. <br />2. Limitations on the size of individual parking lots in multiple-family development. <br />While eight of the parking areas are greater than 9,000 square feet, the applicant has proposed <br />additional planters to create a visual break in the parking areas and lessen the impact of the <br />larger parking areas. Based on these findings, this criterion is met. <br />3. Minimal negative aspects of parking uses in multiple-family developments. <br />The applicant states that the larger parking areas and interconnected parking drives will not <br />have a negative impact on the development, and they will allow for a more efficient and safe <br />circulation within the parking area. The applicant has proposed an interconnected pedestrian <br />network that coincides with the parking areas, which also minimizes negative aspects of the <br />parking on the development. Further, the applicant also states that the interconnected network <br />allows for safer access/egress for emergency and safety vehicles in the case of an emergency. <br />Based on these findings, this criterion is met. <br />Based on compliance with the approval criteria, the adjustments are granted for EC <br />9.5500(12)(b)1. and EC 9.5500(12)(c). <br />EC 9.5500(13) On-Site Pedestrian Circulation. Multiple-family developments shall <br />provide safe on-site pedestrian circulation according to EC 9.6730 Pedestrian Circulation <br />On-site. <br />EC 9.6730 Pedestrian Circulation On-Site. <br />(1) Purpose of Pedestrian Circulation On-Site. These standards are intended to provide <br />safe and efficient circulation for pedestrians within all developments. <br />(2) Applicability of Standards.
