AREA. <br />1. Size of lot. Every lot shall have a minimum average width <br />of sixty Z60 feet, and a minimum area of six thousand (6,000) square <br />feet. The minimum lot area per dwelling unit shall be three thousand <br />(3)000) square feet except for transitional dwelling use. 'Where a lot <br />has an average. width of less than sixty (60) feet and an area of less <br />than six thousand (6,000)'square feet at the time this Ordinance became <br />effective, such lot may be occupied by any use permitted in this section. <br />In no case, however, shall a two-family dwelling have a lot area of <br />'less than two thousand five hundred (2,500) square feet per dwelling <br />unit. <br />2.. Percent of coverage. The main building and accessory build- <br />ings located on any building site or lot.shall not cover in excess of <br />forty (40) percent of the lot area. <br />_ • : F < BUILDING SETBACK REQUIRENEI1TS <br />1. Front yard. Front yards of two--family dwellings shall be not <br />less than fifteen 15) feet deep nor less than the depth established <br />under Section XVI., F.,l.,c., and Section_XXV. A garage attached to <br />or made a part of the rain building with the entrance on the front of <br />the property shall have a setback from the front property line of not <br />less than 20 feet. <br />-16- . <br />
