• Refer to the Preliminary Tree Preservation and Removal Plan, accompanying this <br />application, which includes a health rating for all the trees on site. Four of the 11 trees <br />inventoried on site are planned to be removed. One of the trees is planned to be <br />removed because of its poor condition. The others are being removed for planned site <br />improvements. Seven trees of the trees on site are in good health and are planned to be <br />preserved. <br />• The trees with habitat value in the vegetated corridor along the adjacent waterway are <br />planned to be preserved. <br />• None of the trees on site currently fulfill a screening function, provide relief from glare, <br />or shade expansive areas of pavement. <br />• None of the trees on site currently provide a buffer between potentially incompatible <br />uses. <br />• One of the trees on site is located along the perimeter of the site. This tree needs to be <br />removed for the planned site improvements. Therefore, preserving this tree is not <br />feasible. <br />• The site is not located along a ridgeline or within a view corridor. <br />• The trees with habitat value along the adjacent waterway are planned to be preserved. <br />• The trees along the adjacent waterway, which is part of Alton Baker Park, are planned to <br />be preserved. <br />• The trees along the adjacent waterway are planned to be preserved. <br />• No heritage trees have been identified on site. <br />Paragraph (c): Restoration or Replacement: The loss of any significant natural features or trees <br />due to the development or construction thereof will be replaced as required. <br />Paragraph (d): Street Trees: There are no known existing street trees along the frontage of the <br />property. <br />Subsection (5): Safe and Adequate Transportation Systems <br />Paragraph (a): Standards for Streets, Alleys, and Other Public Ways: The development has only <br />one street frontage- Day Island Road. It is believed that the road meets current standards and <br />no dedication is required. <br />Paragraph (b): Standards for Pedestrian, Bicycle, and Transit Circulation: The development <br />proposes an internal pedestrian circulation system that directly connects each main entrance <br />with Day Island Road. From there, pedestrians and bicyclists have direct access to adjacent <br />parklands and adjacent commercial districts. While existing transit lines do not directly serve the <br />site, a major transfer point, located at the corner of Martin Luther King Jr. Blvd. and Coburg <br />Road serves bus routes 12, 13, 66, 67, 91, & 96. This is an approximately %-mile walk to the <br />northwest. <br />Paragraph (c): Traffic Impact Analysis Review: Does not apply as the development does not meet <br />any of the criteria outlined in EC 9.8670. <br />Subsection (6): Risk to Public Health and Safety: The site is fairly flat outside the 70-foot floodway <br />easement, therefore, soil erosion and slope failure are not significant risks.
