The applicant states that it will comply with the requirements for vision clearance triangles, and <br />points to Exhibit G of its materials as evidence. Based on the available evidence provided, this <br />standard is met. <br /> <br />(j) EC 9.6791 through 9.6797 regarding stormwater flood control, quality, <br />flow control for headwaters area, oil control, source control, easements, <br />and operation and maintenance. <br /> <br />Public Works referral comments confirm conceptual compliance with the standards above. As the <br />applicant has proposed the construction of public infrastructure, a more detailed review will occur <br />through the PEPI permit process. As a PEPI is required by this recommendation, the applicant will <br />meet this standard. <br />proposed facilities are conceptually acceptable, but additional review will be needed at the time of <br />development (future building permit review) to ensure compliance. This future review is necessary <br />to ensure that any design changes that may be made by the applicant, include updates to the <br />proposed treatment and capture systems in accordance with all applicable standards. To ensure <br />compliance, the following condition is recommend: <br /> <br />Prior to issuance of a development permit, the applicant shall demonstrate compliance <br /> <br />with EC 9.6791 through EC 9.6797. <br /> <br />Based on the available evidence, these standards will be met. <br /> <br />(k) All other applicable development standards for features explicitly included <br />in the application. <br /> <br />EC 9.6105 Bicycle Parking Standards: The applicant proposes bicycle parking, and states that it has <br />requested an adjustment to allow for the wheels of bicycles to be off of the ground when stored. <br />The applicant states that an evaluation of the adjustment review criteria are provided; however, <br />sta <br />applicant has not provided this information, an adjustment cannot be granted at this time. <br /> <br />To allow the applicant an opportunity to provide its desired design, the following condition is <br />provided: <br /> <br />Prior to issuance of a development permit, applicant shall update the site plans to show <br /> <br />bicycle parking that complies with EC 9.6105; or shall receive approval of an adjustment to <br />the standards at EC 9.6105. <br /> <br />EC 9.4920 Nodal Development: As the subject site is zoned with the /ND Nodal Development <br />Overlay, standards from this portion of the land use <br />In this case, the standards have been addressed above with the exception of EC 9.4290(3) Parking <br />Between Buildings and the Street. <br /> <br />EC 9.4290(3): Parking Between Buildings and the Street. <br /> <br />Lombard Apartments (WG 18-3/SR 18-3/ARA 18-8) June 2018 28 <br /> <br />
