of Eugene. <br /> <br />As noted in EC 9.6505 Improvements Specifications, and incorporated herein by reference, the <br />design of the street will be reviewed for compliance with applicable street standards during the <br />Privately Engineered Public Improvement (PEPI) process. <br /> <br />EC 9.8445(4): The proposal complies with all of the following standards: <br /> <br />(b) EC 9.6500 through EC 9.6505 Public Improvement Standards <br />9.6500 Easements (Public) <br />This section authorizes the City to require dedication of easements for public utilities and access <br />under certain circumstances. This section also notes prohibited obstructions within public <br />easements. <br /> <br />The applicant proposes to dedicate a 15to accommodate <br />public water and stormwater facilities. <br /> <br />To ensure compliance this standard, the following conditions of approval is warranted: <br /> <br />The following restriction will be required to be shown on the Final Site Plan in accordance <br /> <br />located on or in a Public <br />The proposed Public Utility Easement will be conveyed by a separate document meeting <br /> <br />City standards in conjunction with the Privately Engineered Public Improvement (PEPI) <br />process. <br /> <br />Based on these findings and conditions, the development will comply with these standards. <br /> <br /> 9.6505 Improvements Specifications <br />This section requires that all public improvements be designed and constructed in accordance with <br />adopted plans, policies, procedures and standards specified in EC Chapter 7. All developments are <br />required to make and be served by the infrastructure improvements described below. <br /> <br /> 2) Sewage <br />EC 9.6505(2) requires all developments to be served by the wastewater sewage system of the <br />City, and in compliance with the provisions of Chapter 6 of this code. Per the Uniform Plumbing <br />Code, each lot is required to have a separate and independent wastewater connection to the <br />public system. <br /> <br />a Public Utility Easement, <br />near the southwest property corner <br />Lombard Street to serve the site.
