minimize the negative aspects of parking uses.

The Applicant also requests an adjustment to Section EC 9.5500(12)(c) to allow parking
between Lombard Street and Building 1. While the Applicant believes that the intent of the
Code is only to restrict parking in front of primary buildings directly facing the street, out of
an abundance of caution the Applicant requests this adjustment. The location of Building 1
to the parking provided does not erode any achievement of EC 9.8030(8)(f)1, 2, or 3 standards
in any way that would be different as the parking requires driveway entrances from Lombard
Street as shown regardless of the location of Building 1.

The applicant requests an adjustment to section EC 9.6735(2); specifically, adjustments to
criteria of EC 7.420 incorporated by reference. More specifically adjustments to EC
7.420(1)(c) and 7.420(2)(b). See Exhibit F-2, Technical Memo, dated May 9, 2018 prepared
by Sandow Engineering for demonstration of compliance with the criteria of EC
9.8030(28)(b).
43 | Page

LOMBARD APARTMENTS LLC –WRITTEN STATEMENT – REVISED
MAY 11, 2018
