The minimum setbacks required for the R-2 base zone per EC Table 9.2750 are 10-foot front <br />yard and 5-foot interior yard. The maximum setbacks are governed by the Nodal <br />Development Overlay as outlined above. The setback has been provided on all required areas. <br />All proposed structures and parking comply with the setback requirements unless an <br />Adjustment has been requested. See sheet A1 site plan in Exhibit G for specific setback <br />locations and dimensions. <br />The proposed project abuts two public streets: River Road and Lombard Street. Street <br />Frontage Diagrams are provided in Exhibit G for River Road and the new extension of <br />Lombard Street. <br />Extension of Lombard Street <br />West Side of Lombard Street: The west side of the proposed extension of Lombard Street <br />has been calculated and meets the code required 60% frontage. Calculations are shown <br />on Sheet A1 of Exhibit G. <br /> <br />East Side of Lombard Street: The east side of the proposed extension of Lombard Street <br />has been calculated. The Applicant proposes to meet the code required 60% frontage, <br />by requesting an Adjustment to allow for an increase to the allowable “enhanced <br />pedestrian space”. Calculations are shown on Sheet A-1 of Exhibit G.
