My wife and <br />I reside at 2683 Cresta de Ruta, and have done so for 19 years. <br />We are extremely concerned about the negative impacts the development could have on the entire surrounding <br />neighborhood. As you are well aware from others, the concerns center around vehicular and pedestrian safety due to <br />the narrow, winding roads, and negative impacts on the viewshed and trees, and being in an area of potential landslides. <br />It is difficult to find any positive impacts from the proposed development except for potential profit for the developer. I <br />agree that the City needs more housing, but not in the price range of the proposed development. Potential profit for one <br />individual, is far outweighed by the many negative consequences. <br />I also note that the applicant was recently found in violation of a City ordinance preventing clear-cutting, and was fined <br />over $4,000. The clear-cutting was on a lot between our residence and the applicant's residence, and was done simply to <br />improve his viewshed. Such action certainly demonstrates his lack of concern for the neighborhood, the environment <br />and the public regulatory system. It very much rouses my fear of similar actions in regard to the PUD, if ever approved. <br />Thank you for the listening ear. <br />Richard L.
