UNIVERSITY OF OREGON <br />NORTH CAMPUS <br />CONDITIONAL USE & WILLAMETTE GREENWAY PERMIT APPLICATION <br />(e) All structures and parking areas shall maintain a setback of 50 feet <br />on both sides of a straight line between the existing pedestrian <br />underpass under the railroad tracks and the Autzen Stadium <br />footbridge to provide visual linkage between the two structures. <br />This area is indicated on the map referenced in subsection (2)(a) of <br /> <br />this section. <br />As illustrated on Sheet L01 Regulatory Plan (Exhibit A), the proposal does not include any <br />structures or parking areas located within 50 feet of a straight line between the existing pedestrian <br />underpass under the railroad track and the Autzen Stadium (Frohnmayer) footbridge. Therefore, <br />this standard is satisfied. <br />(f) Multiple-family dwellings shall have interior yards of not less than 10 <br />feet between buildings, without regard as to the location of the <br />property line, or no interior yards required if the buildings abut or <br />have a common wall, except where a utility easement is recorded <br />adjacent to an interior lot line, in which event there shall be an <br />interior yard of no less than the width of the easement. <br />As noted, there are no definitive development plans or dedicated funding to construct <br />improvements. Future development could include university-owned housing, a multiple-family <br />use. Compliance with (2)(f) above will be evaluated at the time of development and the CityÈs land <br />use review component of the Construction Permit approval process ensures that interior yard <br />standards will be met on a project by project basis. Based on these findings, this standard is <br />satisfied. <br />(g) Except as provided above, all structures other than multiple-family <br />dwellings shall have no setback requirements. <br />Public improvements, including pedestrian and bicycle trails, public <br />plazas, and similar amenities, but excluding roads and parking areas, are <br /> <br />exempt from the setback requirements specified above. <br />Compliance with (2)(g) above will be evaluated at the time of development and the CityÈs land use <br />review component of the Construction Permit approval process ensures that this will be met on a <br />project by project basis. Based on these findings, this standard is satisfied. <br />(3) Required Building Separation and Profile Offsets. All buildings located <br />within 75 feet of the top of the south bank of the Willamette River shall <br />observe the following profile and separation requirements: <br />(a) The maximum building profile as seen from end to end of the side(s) <br />facing the river shall not exceed 200 lineal feet in total horizontal <br />length. <br />(b) Any building elevation parallel to the river shall not continue along <br />an uninterrupted, continuous plane for more than 100 feet.
