The map "Subarea <br />P4.10: Development Constraints" <br />is a visual representation of the <br />following information: <br />Dismissal of Land with Slopes in <br />Excess of 5 Percent Grade <br />The United States Geological <br />Survey's 10-meter digital <br />elevation model shows that 39.3 <br />acres of the land in Subarea P4.10 <br />(7 percent) are constrained by <br />slopes greater than 5%. <br />Dismissal of Land within FEMA <br />Flood Zones (Special Flood Hazard <br />Area) <br />343.8 acres of the land in Subarea <br />P4.10 (61 percent) is constrained <br />by the FEMA mapped Special <br />Flood Hazard Area. <br />17.0 acres of the land in Subarea P4.10 (3 percent) are constrained by Lane County Goal 5 protections. <br />Dismissal of Land with Existing Uses/Development that makes Industrial Redevelopment Highly Unlikely <br />in Planning Period <br />Six (6) tax lots totaling 185.1 acres of the land in Subarea P4.10 (33 percent) have existing uses or <br />development that makes it highly unlikely that, if added to the UGB, the sites would be redeveloped for <br />Appendix B to Findings May 2017 Page 124 <br />City of Eugene Urban Growth Boundary Study <br />Industrial Land Evaluation <br />Subarea P4.10: Development Constraints <br />
