The map "Subarea P4.9: Site Characteristics of Unconstrained Land" shows the remaining / <br />unconstrained land in Subarea P4.9 with the following site characteristic elements displayed: <br />Dismissal of sites that are more than 1 mile by road from access to a State Designated Freight Route <br />The nearest State Designated Freight Routes to Subarea P4.9 are Highway 99 and Randy Pape Beltline. <br />All remaining land under consideration in this subarea is more than one mile from these Freight Routes, <br />except for the southernmost sites, which have access within one mile of Randy Pape Beltline.so <br />Dismissal of land that could not accommodate one of the following sites on a contiguous area comprised <br />of one or two tax lots: <br />• an industrial site of 75 acres or larger (Eugene needs to add 2 such sites) <br />• an industrial site of between 50 and 75 acres (Eugene needs to add 3 such sites) <br />• an industrial site of between 20 and 50 acres (Eugene needs to add 2 such sites) <br />• an industrial site of between 10 and 20 acres (Eugene needs to add 4 such sites) <br />This subarea is divided into many small <br />lots in a diversity of ownership. The <br />sites are fragmented by the constraints <br />identified in the previous section. <br />None of the remaining land in this <br />subarea is of sufficient size to <br />accommodate any of the needed <br />industrial sites. <br />Subarea P4.9 Summary. Based on <br />these findings, the City has determined <br />that none of the land in Subarea P4.9 <br />is suitable for industrial expansion. <br />(10) Subarea P4.10 <br />Subarea P4.10 is located to the north <br />of the current UGB, between the <br />Willamette River and 1-5, as shown on <br />the "Extent" map. It is composed of <br />567.2 acres of fourth priority land.
