It is immediately adjacent <br />to the current UGB on its northern edge, where land inside the UGB is designated Light Medium <br />Industrial. Rural land not under consideration surrounding the site is designated Agricultural. The site is <br />bordered by Highway 99 on its northeastern corner. <br />Environmental: Expansion onto this site for industrial purposes would create an industrial site adjacent <br />other potential industrial sites. This separation from agricultural and forest land could significantly limit <br />potential environmental consequences. Overall environmental consequences from expanding onto this <br />site for industrial use would be neutral. <br />Energy: The mix of surrounding uses and the adjacency of this site to the current UGB and proximity to <br />the airport suggests positive energy impacts due to efficient location of employment relative to other <br />uses. Overall energy consequences from expanding onto this site for industrial use would be positive. <br />Economic: A UGB expansion to include Site P4.7f would have positive economic consequences, as the <br />tax lot containing it is contiguous with both the UGB and the city limits, making it immediately <br />developable. This site is also collocated with multiple other potential industrial expansion sites, allowing <br />for efficiencies in the cost to extend urban services to this site.
