Some land in the P2.10 <br />subarea has more than one <br />type of development constraint. <br />The map "Subarea P2.10: <br />Development Constraints" is a <br />visual representation of the <br />following information: <br />Dismissal of Land with Slopes in <br />Excess of 5 Percent Grade <br />None of the land in Subarea <br />P2.10 is constrained by slopes <br />greater than 5%. <br />Dismissal of Land within FEMA <br />Flood Zones (Special Flood <br />Hazard Area) <br />2.7 acres of the land in Subarea <br />P2.10 (2 percent) are <br />constrained by the FEMA <br />mapped Special Flood Hazard <br />Area. <br />0.3 acres of the land in Subarea P2.10 (less than 1 percent) are constrained by Lane County Goal <br />5 protections. <br />Dismissal of Land with Existing Uses/Development that makes Industrial Redevelopment Highly Unlikely <br />in Planning Period <br />Six (6) tax lots totaling 49.6 acres in Subarea P2.10 (43 percent) have existing uses or <br />development that makes it highly unlikely that, if added to the UGB, the sites would be <br />redeveloped for industrial uses. These tax lots are developed by businesses along Awbrey Lane <br />and Prairie Road (Valley Iron and Steel Company, Industrial Scrap Corporation, Eugene Pallet <br />Services LLC, Eugene RV and Boat Storage, and Oregon Aquatics).
