Table 25 shows EPA estimates by plan designation for employment in <br />Eugene in 2006, based on employment density in selected, representative <br />sample areas. 22 areas within Eugene's UGB were selected and analyzed to <br />estimate employment by plan designation. The sample areas represented a <br />range of employment types, from dense development in downtown to less <br />dense industrial areas, and include a little more than half of the <br />employment in Eugene. The sample areas used to estimate employment by <br />plan designation are shown in Map 1. <br />Table 25 shows that Eugene's average employment density was 24 EPA in <br />commercial and industrial plan designations. Density in commercial <br />designations ranged from 36 EPA in the Commercial designation to 54 EPA <br />in the Major Retail Center designation. The average employment density <br />across all commercially-designated land was 39 EPA, with nearly three- <br />quarters of employment in the Commercial designation, which had an <br />average density of 36 EPA. The average employment density across all <br />industrially-designated land was 13 EPA, ranging from 8 EPA in the Heavy <br />Industrial and Special Heavy Industrial designations to 21 EPA in the <br />Campus Industrial designation. <br />Table 25. Employment density of employment <br />land varies substantially throughout Eugene, depending on the location <br />and type of use. Table 26 shows EPA for several commercial office, retail, <br />and industrial sites in Eugene (shown on Map 1). <br />Employment density in retail sites varied from 14 EPA at the retail area <br />along West 11th at Seneca Road (the Fred Meyer's shopping center) to 22 <br />EPA at Valley River Center and Santa Clara Square.
