On February 28th I talked with Erik Berg-Johansen wanting answers but Clot few. <br />This questions are all valid when looking at the true impact of this proposed 5-story development <br />concerning parking, traffic, etc. to this neighborhood. <br />How many business spaces are planned? 14,000 sq ft was mentioned <br />What kind of businesses are planned? Don't know. <br />Is there less commercial now, with the allowed lower level residential units? Don't know. <br />The parking is based on sq footage, and commercial has higher demands for parking. <br />Is that why residential is now planned for the lower level? Don't know. <br />The developer has met multi-family standards with exemptions because of the lower level housing. <br />Erik doesn't know, If it is 108 or 117 residential units? <br />Erik doesn't know, If there are 9 added units or if they are on the lower level? <br />Erik doesn't know, Did parking requirements stay the same, increase or decrease? <br />It is 1 parking space per unit, not per bedroom. <br />The builder can ask fora parking space reduction. <br />The building variance changed the length of building frontage on Hilvard St <br />but did not increase the square footaq_e of the building footprint. <br />Erik doesn't know, How many mini-studios, studios, 1 bedrooms & 2 bedrooms, etc? <br />Erik doesn't know, Can they increase the number of units or building height now? <br />Erik doesn't know, What is the estimated number of people per unit? <br />The occupancy limits in Oregon from Oregon Rental Housing Association, Inc <br />www.oregonrentalhousing.com <br />503-364-5468 <br />It is 2 in a bedroom and 1 in the living room. <br />With children under 2 years old not counting. <br />So a 2 bedroom could have 5 people. <br />A 1 bedroom could have 3 people. <br />A studio could have 2 people. <br />(The minimum studio size can be 120 sq ft for living area & 70 sq ft for kitchen.) <br />ORHA is unsure of what a mini-studio could be. <br />The City sent this re housing info. <br />9.2737 Residential Occupancy Requirements. Occupancy of a dwelling is limited by the definition <br />of family at EC 9.0500. The city manager may require a property owner to provide copies of lease or <br />rental agreements documenting compliance with occupancy limits. <br />9.0500 Family.
