(A) Any number of persons related by blood, marriage, adoption, guardianship or other duly-
authorized custodial relationship;
(B) A maximum of 5 unrelated persons,
(C) Two unrelated persons and any parents or children related to either.
This info is to support possible parking needs and the traffic generated from this development.
It does not even address the retail parking needs or those vehicle's traffic impact.
Erik doesn't know, Will there be a Cell Tower (possibly 30 feet tall) on top?
With all of these changes does the city have an updated current building plan? Nom.
The Traffic Impact Analysis Report is only on their proposed 108 units, not 117 units & 14,000 sa, ft,
the circulation of traffic on site of one entry/exit on Hilyard St & 32nd Avenue. They are closing down
one on Hilyard St.
Erik emailed City Code information on parking requirements for the retail space, but since it is all an
unknown of what businesses and square footage of each, the math can not be accurately determined.
The end of conversation with Erik.
An Envision Eugene pillar states, "To protect, repair and enhance neighborhood livability".
Three stories is appropriate and respectful to the livability of this Southeast neighborhood, not five.
The Amazon Corner development would be welcomed if it were 3 stories high, because it would lower
the vehicle usage associated with the building. There would be fewer traffic impact issues, street
parking problems and traffic mitigation needs. It would be more compatible with the existing
neighborhood, have less light pollution at night, and more solar access for surrounding residences.
It would respect the concerns of the neighbor re safety, traffic congestion and parking overspill onto the
street. It would protect the property values of neighboring residences instead of devaluing them. I
believe these are legitimate Southeast neighborhood community concerns.
This proposed building will be 2.8 times taller than Albertsons next door. If the developer were to
change his plans to 3 stories, as he previously entertained, the livability of this area would be less
affected by traffic and the above mentioned issues. The neighborhood would be protected, enhanced,
and then the neighbors could welcome Amazon Corner.
The development's building size relates to vehicle parking and traffic impact!
Janet Bevirt
PO Box 5333
Eugene, OR
beznys@@gmail.com
J`
3/1/17
3
