OAKLEI GH <br />5, ; Ldp III E it D 0 I <br />C 0 H 0 U S I N G <br />This site does not contain any significant Upland Wildlife or Wetland Sites as <br />identified in the City's Goal5 Inventory, such as rare plants, habitat for rare <br />animals, prominent topographic features, streams, etc. The PUD site is located <br />in a'Category A' Riparian zone with a designated 100-ft setback from the <br />Willamette River, which will not be impacted. According to the Metro Plan, the <br />site is completely within the Willamette Green way but is not designated as a <br />"Natural Resource." A concurrent Willamette Greenway permit (#WG 13-0001) <br />will supplement this PUD, Tentative Plan Application that will provide criterion <br />analysis. <br />(b) Tree Preservation. The proposed project shall be designed and sited to <br />preserve significant trees to the greatest degree attainable or feasible, with <br />trees having the following characteristics given the highest priority for <br />preservation: <br />(1) Healthy trees that have a reasonable chance of survival considering <br />the base zone or special area zone designation and other applicable <br />approval criteria; <br />(2) Trees located within vegetated corridors and stands rather than <br />individual isolated trees subject to windthrow; <br />(3) Trees that fulfill a screening function, provide relief from glare, or <br />shade expansive areas of pavement; <br />(4) Trees that provide a buffer between potentially incompatible land <br />uses; <br />(5) Trees located along the perimeter of the lot(s) and within building <br />setback areas; <br />(6) Trees and stands of trees located along ridgelines and within view <br />corridors; <br />(7) Trees with significant habitat value; <br />(8) Trees adjacent to public parks, open space and streets; <br />(9) Trees along water features; <br />(10) Heritage trees. <br />Findings: The property hosts a diverse but isolated series of small groups of very <br />young fruit and fir trees with some scattered mature trees. The 2.3-acre <br />property has approximately 135 existing trees of various groupings. The PU D <br />proposes to remove only four (4) city-classified trees , each measuring eight <br />inches or more in diameter at their respective DBH. The more mature trees, <br />including a row of large Cedars along the north property line, were selected for <br />preservation. No significant trees will be harmed or removed. A Tree Removal <br />Plan is provided with this application as provided by the Project Landscape <br />Architect. Please refer to the attached comprehensive proposed landscape <br />plans.
