OAKLEIGH <br />ill 11] A 1) 0 IT <br />G O H O U S I N U <br />Final stages of this PUD submittal, the intent and overall design shall remain as <br />indicated. All proposed landscaping shall be approved prior to installation. <br />EC9.8320 - THE PUD IS DESIGNED AND SITED TO MINIMIZE IMPACTS TO THE NATURAL <br />ENVIRONMENT B Y ADDRESSING THE FOLLOWING: <br />(a) Protection of Natural Features. <br />(1) For areas not included on the city's acknowledged Goal5 Inventory, the <br />preservation of significant natural features to the greatest degree <br />attainable or feasible, including: <br />(a) Significant on-site vegetation, including rare plants (those that are <br />proposed for listing or are listed under State or Federal law), and <br />native plant communities. <br />(b) All documented habitat for all rare animal species (those that are <br />proposed for listing or are listed under State or Federal law). <br />(c) Prominent topographic features, such as ridgelines and rock outcrops. <br />(d) Wetlands, intermittent and perennial stream corridors, and riparian <br />areas. <br />(e) Natural resource designation in the Metro Plan. <br />(2) For areas included on the City's acknowledged Goal 5 inventory: <br />(a) The proposed development's general design and character, including <br />but not limited to anticipated building locations, bulk and height, <br />location and distribution of recreation space, parking, roads, access <br />and other uses, will: <br />(1) Avoid unnecessary disruption or removal of attractive natural <br />features and vegetation, and <br />(2) Avoid conversion of natural resource areas designated in the <br />Metropolitan Area General Plan to urban uses when alternative <br />locations on the property are suitable for development as <br />otherwise permitted. <br />(b) Proposed buildings, road, and other uses are designed and sited to <br />assure preservation of significant on-site vegetation, topographic <br />features, and to prevent soil erosion or flood hazard. <br />Findings: Existing today, the site is primarily a meadow, consisting of a cover <br />crop of short grass and scattered fruit and fir trees with a heavily wooded border <br />along the a portion of the North property line. The community is already <br />practicing land stewardship by, among other things, removing invasive <br />Blackberry thickets that were threatening the vitality of the adjacent mature <br />indigenous trees to the North and also the street, Greenway and bike path to the <br />East, and the existing landscape and trees scattered throughout the site. A <br />continued stewardship of the land, as inherently written into the administrative <br />rules of this cohousing development, places the residents in a proactive position <br />of protecting the natural features of the site. <br />1386 P U D Tentative -June 14, 2013 Page 27 of 46 Oakleigh Cohousing PDT 13-0001 <br />
