The calculation of the number of dwelling units <br />allowed shall be determined based on the following: <br />(a) Easement Calculations. If it is demonstrated that easements will benefit <br />residents of the proposed PUD, residential density calculations may include <br />areas in easements, with the exception of private streets or ingress/egress <br />easements. <br />(b) Dedications. If it is demonstrated that lands dedicated to the city will benefit <br />residents of the proposed PUD, residential density calculations may include <br />areas dedicated to the public for recreation or open space. <br />(c) Cumulative Density. When final plans are to be approved in phases, at no <br />time shall the cumulative residential density exceed the overall density per <br />acre established at the time of tentative plan approval. <br />Findings: This proposed development is zoned R-1, low-density residential, with <br />an allowable density of 14 dwelling units per acre. The subject site, <br />approximately 2.3 acres, is allowed a maximum of 32 dwelling units. The PUD <br />proposes 28 units. Thusly, the PUD complies with density requirements. The <br />proposed PUD also complies with density requirements pursuant to EC9.5500. <br />For further information regarding multiple-family density requirements, please <br />see the provided code compliance findings for criterion EC 9.8320(11). <br />EC9.8310(5) - NEEDED HOUSING <br />If the proposal includes needed housing, as defined by State statutes, the written <br />statement submitted with the PUD application shall clearly state whether the <br />applicant is electing to use the general approval criteria in EC 9.8320 Tentative <br />Planned Unit Development Approval Criteria-General instead of the approval <br />criteria found in EC 9.8325 Tentative Planned Unit Develo ment Approval <br />Criteria-Needed Housing. <br />Findings: This project does not propose Needed Housing.
