A very positive response <br />has been received from the community. <br />(C) Summary of Code Compliance <br />This section is organized in order of the applicable approval criteria and is presented under <br />the General Permit Criteria. Applicable approval criteria are outlined below in italics, <br />followed by proposed Findings of fact in normal text. <br />Pursuant to EC 9.8305(4) Planned Unit Development, Tentative Plan, provisions are being <br />applied by request of the property owner and at by the requirements of Eugene City Code. <br />The proposed Planned Unit Development, Tentative Plan, will fulfill the goals in the original <br />River Road Santa Clara Urban Facilities Plan (UFP) and also the Metro Plan as adapted by <br />the city council. <br />EC9.8300- PURPOSE OF PLANNED UNITDEVELOPMENT <br />The planned unit development (PUD) provisions are designed to provide a high <br />degree of flexibility in the design of the site and the mix of land uses, potential <br />environmental impacts,.and are intended to: <br />(1) Create a sustainable environment that includes <br />(a) Shared use of services and facilities. <br />(b) A compatible mix of land uses that encourage alternatives to the use <br />of the automobile. <br />(c) A variety of dwelling types that help meet the needs of all income <br />groups in the community. <br />(d) Preservation of existing natural resources and the opportunity to <br />enhance habitat areas. <br />(e) Clustering residential dwellings to achieve energy and resource <br />conservation while also achieving the planned density for the site. <br />(2) Create comprehensive site plans for geographic areas of sufficient size to <br />provide developments at least equal in quality to those that are achieved <br />through the traditional lot by lot development and that are reasonably <br />compatible with the surrounding area. <br />Findings: The findings provided in this written statement and attached drawings <br />and analysis will show that the Oakleigh Meadow Cohousing project complies <br />with the stated purposes of the Planned Unit Development (PUD), Tentative Plan. <br />EC 9.8305 - APPLICABILITY <br />PUD provisions shall be applied when any of the following conditions exist: <br />(2) The property is zoned with a /PD overlay zone. <br />PUD Tentative -June 14, 2013 Page 8 of46 Oakleigh Cohousing PDT 13-0001 <br />1367 <br />
