C 0 H O U S I N G <br />Findings: The proposed site has an overlay zone designated /PD. <br />EC 9.4300- PURPOSE 0 FIPD PLANNED UNIT DEVELOPMENT OVERLAY ZONE <br />The/PD Planned Unit Development overlay zone is intended to achieve all of <br />the following: <br />(1) Provide flexibility in architectural design, placement and clustering of <br />buildings, use of open space and outdoor living areas, and provisions <br />of facilities for the circulation of automobiles, pedestrians, bicycles, <br />and mass transit, parking, storage, and other considerations related <br />to site design. <br />(2) Promote an attractive, safe, efficient, and stable environment that <br />incorporates a compatible variety and -mix of uses and dwelling types. <br />(3) Provide for economy of shared services and facilities. <br />(4) Encourage the construction of a variety of housing types at price <br />ranges necessary to meet the needs of all income groups in the city, <br />(5) Enhance the opportunity to achieve higher densities. <br />(6) Preserve the natural resource areas. <br />Findings: The findings provided in this report will show that the Oakleigh <br />Meadow Cohousing project complies with the stated purposes of the <br />Planned Unit Development Overlay Zone. <br />(3) One or more land uses proposed for the site are subject to review and <br />approval through the PUD process according to the zoning. <br />Findings: The proposed land use for the development site is Multiple-Family <br />and is permitted only through a PUD process as per EC Table 9.2740. <br />(4) When requested by the property owner. <br />Findings: Additional to the above requirements, Planned Unit Development <br />provisions are being applied by request of the property owner. <br />No development permit shall be issued by the city prior to approval of the <br />final PUD. <br />EC 9.8310 - TENTATIVE PLANNED UNIT DEVELOPMENT GENERAL APPLICATION REQUIREMENTS <br />EC9.83100 - OWNERSHIP <br />The area included in a proposed PUD shall either be under single ownership or <br />common development control.
