South Willamette Special Area Zone Attachment B <br /> DRAFT <br /> <br /> <br />(a) <br />Community centers; <br />(b) <br />Daycare, preschools, nursery schools; <br />(c) <br />Government services; <br />(d) <br />Libraries, museums, and interpretive centers; <br />(e) <br />Municipal services; <br />(f) <br />Public and private schools, colleges, and universities; <br />(g) <br />Religious institutions; <br />(h) <br />Senior center; <br />(i) <br />Transit stations. <br />(5) Manufacturing and Production Uses. <br />Permitted in S-SW/MU and S-SW/MU/AF. <br />This category of uses refers to the manufacturing, processing, fabrication, <br />packaging, or assembly of goods where the predominant use is retail and the <br />secondary use is production. All industrial activity shall be completely enclosed <br />within the building and the uses shall not require a permit from an air quality public <br /> <br />agency for external air emissions. Examples include, but are not limited to: <br />(a) <br />Breweries, distilleries, and wineries; <br />(b) <br />Catering establishments; <br />(c) <br />Processing of food and related products; <br />(d) <br />Production of energy; <br />(e) <br />Weaving or production of textiles or apparel; <br />(f) <br />Woodworking (including cabinet makers). <br />(6) Industrial Service Uses. <br /> Permitted in S-SW/MU and S-SW/MU/AF. In the S- <br />SW/MU/AF subdistrict, these uses must be accompanied by a retail storefront <br />occupying at least 75 percent of the required frontage on the ground floor facing the <br />Active Frontage street on at least one side. This category of uses is limited to <br />10,000 square feet on the ground floor and refers to the repair or servicing of <br />industrial, business, or consumer machinery, equipment, products, or by-products. <br />Examples include, but are not limited to: <br />(a) <br />Electric motor repair; <br />(b) <br />Printing, publishing, and lithography; <br />(c) <br />Research and development laboratories; <br />(d) <br />Repair of scientific or professional instruments; <br />(e) <br />Sales, repair or storage for building, heating, plumbing or electrical contractors; <br />(7) Parks and Open Space Uses. <br /> Park and open space uses are permitted in all S-SW <br />subdistricts and overlays. This category of uses refers to natural areas; large areas <br />of mostly vegetative landscaping for public enjoyment; outdoor recreation features or <br />facilities; community gardens; public squares or plazas; and areas having scenic, <br />biological, or ecological significance identified for preservation or enhancement. <br />Examples include, but are not limited to: <br />(a) <br />Parks, squares, plazas, boardwalks, fountains, trails, multi-use paths, gardens <br />and natural areas; <br />(b) <br />Park furnishings (including play equipment, picnic tables, benches, bicycle <br />racks and interpretive signage); <br />(c) <br />Park structures (including kiosks, pavilions, arbors and restrooms); <br />(d) <br />Green infrastructure (including infiltration planters, rain gardens, flow-through <br />planters, vegetated swales, and water quality ponds, basins and wetlands). <br />(e) <br />Privately developed public amenities adjacent to or near private developments. <br />(8) Utilities and Communications Uses. <br />Permitted in all S-SW subdistricts and <br />overlays except S-SW/MU/AF.
