South Willamette Special Area Zone Attachment B <br /> DRAFT <br /> <br /> <br />2. <br />Permitted in the S-SW/AC subdistrict a maximum of 500 square feet on <br />the ground floor along a street frontage: <br /> <br />a. Artist galleries; <br /> <br />b. Bookstores; <br /> <br />c. Coffee and tea shops. <br />(d) Vehicle Services. <br /> Permitted in the S-SW/MU subdistrict, but not permitted in <br />the S-SW/MU/AF overlay subdistrict unless redeveloping a pre-existing fuel <br />station. Examples include, but are not limited to, vehicle service such as motor <br />vehicle repair, tires sales and service, gas station, and car wash. <br />(2) Office Uses. <br />Permitted in S-SW/MU and S-SW/MU/AF (above ground floor only, <br />with up to 800 square feet of accessory entryway or lobby area permitted on the <br />ground floor to serve upper floor uses). This category of uses refers to activities <br />conducted in an office setting generally focused on business, professional, medical <br />or financial services. Examples include, but are not limited to: <br />(a) <br />Financial businesses (such as lenders, brokerage houses, bank headquarters <br />and real estate agents); <br />(b) <br />Medical and dental clinics and laboratories; <br />(c) <br />Professional services (such as lawyers, accountants, engineers, counselors, <br />real estate professionals and architects); <br />(d) <br />Sales offices; <br />(e) <br />TV and radio studios. <br />(3) Residential Uses. <br /> <br />(a) Multiple Family. <br /> Permitted in S-SW/MU, S-SW/MU/AF, S-SW/AC, and S- <br />SW/AC/RC. This category of uses refers to the residential occupancy of three <br />or more dwelling units. Examples include, but are not limited to: <br />1. <br />Apartments; <br />2. <br />Retirement center apartments (including those with accessory services <br />such as food service, dining rooms, and housekeeping); <br />3. <br />Condominiums; <br />4. <br />Rowhouses (permitted only in S-SW/AC/RC). <br />(b) One and Two Family. <br /> Permitted in S-SW/SFO and S-SW/SFO/RA <br />subdistricts except as further specified below, or under the related Housing <br />Type in EC 9.3870-9.3880. This category of uses generally refers to the <br />residential occupancy of single family dwellings on separate lots, or in the case <br />of Twins and secondary dwelling units where allowed, two dwellings on a single <br />lot. Attached dwellings, or three or more dwellings on a single lot, are only <br />allowed subject to applicable subdistrict standards. Examples include, but are <br /> <br />not limited to: <br />1. <br />Rowhouses (Permitted only in S-SW/SFO/RA); <br />2. <br />Narrow Houses (Permitted only in S-SW/SFO/RA) (see EC 9.3866(2)); <br />3. <br />Courtyard Houses (see EC 9.3866(3)); <br />4. <br />Cluster Cottages (see EC 9.3866(4)); <br />5. <br />Twins (see EC 9.3866(5)); <br />6. <br />Single Family Detached Houses; <br />7. <br />Secondary dwellings (Permitted only with Rowhouse, Narrow House and <br />Single Family Detached Housing Types). <br />(4) Institutional Uses. <br />Permitted only in S-SW/MU and S-SW/MU/AF. This category of <br />uses typically refers to activities of a public, nonprofit, or charitable entity, which <br />provide a local service to the community. Generally, they provide the service on the <br />site or have employees at the site on a regular basis.
