South Willamette Special Area Zone Attachment B <br /> DRAFT <br /> <br /> <br />9.3834 S-SW South Willamette Special Area Zone Siting Requirements. <br /> (1) <br />In addition to meeting the approval criteria at EC 9.8865 Zone Change Approval <br />Criteria, the site must be included within the South Willamette area depicted on <br />Figure 9.3832 S-SW Zone Regulating Plan Subdistricts and Overlay <br />Subdistricts <br />. When a property is rezoned to the S-SW Zone as part of the rezoning <br />process, the City shall identify the subdistrict and overlay subdistrict designation(s) <br />applicable to the property, in accordance with Figure 9.3832. <br /> (2) <br />The S-SW Zone including subdistricts and overlays shall remain in place until or <br />unless the code is amended to facilitate rezoning in accordance with applicable <br />adopted plan designations at that time. <br /> <br />9.3840 S-SW South Willamette Special Area Zone Permitted Uses. <br /> The uses listed at EC <br />9.3840(1) through (9) are permitted in the S-SW Zone as specified below, except as <br />limited at EC 9.3842 S-SW South Willamette Special Area Zone Prohibited Uses. <br />Accessory uses as defined at EC 9.0500 are permitted, including home occupations, <br />urban animal keeping and horticulture. A change of use does not require full compliance <br />with all design standards applicable to a subdistrict; see the Application of Standards for <br />the relevant subdistrict. <br />(1) Retail Sales and Service Uses. <br /> Permitted as specified in (a) through (d) below. <br />This category of uses refers to the sale, lease, or rent of products to the general <br />public; personal services; entertainment; product repair; or services for consumer <br />and business goods. <br />(a) Retail Sales-Oriented. <br /> Permitted in S-SW/MU and S-SW/MU/AF. Examples <br />include, but are not limited to: <br />1. <br />Consumer, home, specialty and business goods stores; <br />2. <br />Consumer motor vehicle stores (including passenger vehicles, <br />motorcycles, boat and watercraft, and other recreational vehicles under a <br />gross vehicle weight of 1000 pounds) provided the activity is within a <br />building; <br />3. <br />General merchandise stores (including supermarket and department <br />stores). <br />(b) Personal Service-Oriented. <br /> Permitted in S-SW/MU and S-SW/MU/AF. <br />Examples include, but are not limited to: <br />1. <br />Banks and credit unions; <br />2. <br />Business, arts, and other trade schools; <br />3. <br />Dance or music studios; <br />4. <br />Mail, photo, copy, and package services; <br />5. <br />Personal care services; <br />6. <br />Pet care services; <br />7. <br />Urgent medical care. <br />(c) Entertainment-Oriented. <br />1. <br />Permitted in S-SW/MU and S-SW/MU/AF. Examples include, but are not <br />limited to: <br />a. Artist galleries and studios; <br />b. Health clubs, gyms, membership clubs, and lodges; <br />c. Hotels, and other temporary lodging (limited to a maximum of 30 <br />days); <br />d. Indoor or outdoor entertainment activities (including pool halls, <br />bowling alleys, and game arcades); <br />e. Restaurants, cafes, delicatessens, taverns, and bars; <br />f.
