Written Statement <br /> Chamotee Trails PUD <br /> February 3, 2015 <br /> <br />(b) EC 9.6500 through EC 9.6505 Public Improvement Standards. <br />9.6500 Easements <br />West Amazon Drive. No other easements are <br />needed. <br /> <br />9.6505 Improvements Specifications <br />Water is proposed to be supplied by EWEB. A fire hydrant is at the West <br />Amazon Drive/Foxboro Lane intersection. The furthest corners of all <br />buildable areas are within 600 feet of this hydrant so no new hydrants are <br />proposed. Sanitary sewer service will be provided to all the lots by a new <br />main and laterals connecting into the sanitary sewer system running east <br />from Foxboro Ln. The new main will be a gravity public line and extend <br />from an existing manhole in Foxboro Ln to a new manhole near the <br />northeast corner of Lot 1. Each lot will have a separate lateral that connects <br />to the new manhole via the Joint Utility Trench. The laterals will be <br />individual pressure lines since the system in Foxboro Ln is not deep enough <br />to allow a gravity connection. The requirement to pave streets adjacent to <br />the application references EC 9.6870 which requires paving to the <br />minimum set forth in Table 9.6870. West Amazon Drive is already paved <br />to the minimum. Based on feedback from the Neighborhood-Applicant <br />Meeting, this application requests authorization to add gravel to the <br />shoulder for on-street parking. Vivian Drive qualifies for an adjustment <br />under EC 9.803(19)(b) since none of the lots will be taking access from the <br />right-of-way. No sidewalks or bicycle paths and accessways are proposed. <br /> <br />(c) EC 9.6706 Development in Flood Plains through EC 9.6709 Special Flood <br />Hazard Areas Standards. <br />The site is shown on FIRM map 41039C1627F, bearing an effective date of <br />o be Outside 500-Year <br />Floodplain. <br /> <br />(d) EC 9.6710 Geological and Geotechnical Analysis. <br />As discussed earlier in this Written Statement, under EC 9.8325(4) the PUD <br />falls within a Goal 5 designation.
