Written Statement <br /> Chamotee Trails PUD <br /> February 3, 2015 <br /> <br />owns land in the <br />area, in the form of unimproved rights-of-way and standard tax lots, which <br />could be improved with a multi-use path providing access to Spencer Butte <br />and Amazon Headwaters Parks. It is our understanding that Tax Lot 4500, <br />adjacent to the south side of the PUD, was granted to the city for this exact <br />purpose. <br />(c) The street layout of the proposed PUD shall disperse motor vehicle traffic <br />onto more than one public local street when the PUD exceeds 19 lots or when <br />the sum of the proposed PUD lots and the existing lots utilizing a local street <br />as the single means of ingress and egress exceeds 19. <br />Under EC 9.0500, street includes both improved and unimproved right-of- <br />way. The dedicated West Amazon Drive right-of-way connects from Fox <br />Hollow Road to Martin Street. <br />(7) The PUD complies with all of the following: <br />(a) EC 9.2000 through 9.3915 regarding lot dimensions and density <br />requirements for the subject zone. Within the /WR Water Resources <br />Conservation Overlay Zone or /WQ Water Quality Overlay Zone, no new lot <br />may be created if more than 33% of the lot, as created, would be occupied by <br />either: <br />The site is zoned R-1 Low Density Residential and does not have the /WR or <br />/WQ overlays; therefore, only the Residential Zone standards are <br />applicable. <br />Table 9.2750 Residential Zone Development Standards requires a <br />maximum net density of 14 units per acre. The PUD is 10 units on 4.45 acres <br />(193,868 square feet) for a density of 2.2 units/acre. The remainder of the <br />criteria set forth in this table are discussed under EC 9.8325(11). <br />Table 9.2760 Residential Zone Lot Standards is also applicable. Standard <br />lots must be a minimum of 4500 square feet and flag lots must be a <br />minimum of 6000 square feet in the flag. A maximum of 13,500 square feet <br />applies to standard and flag lots. All lots, except 3 and 6, are within the <br />range. Both Lots 3 and 6 exceed 13,500 square feet in total lot area. <br />However, their developable lot area (area with less than 20% slope) is less <br />than 13,500 square feet. There is a frontage requirement of 50 feet for <br />interior and corner lots and 25 feet total for multiple flag lots. All lots meet <br />or exceed the minimum. Standard lots and flag lots must have a minimum <br />width of 50 feet. All lots meet or exceed the minimum.
