160 MADISON STREET, <br />SUITE A EUGENE, OREGON 97402 541.513.3376 <br />DATE: March 15, 2021 t 77929PE <br />TO: Rodney Bohner 0REGON <br />.q a4 <br />City of Eugene <br />, 4. <br />FROM: Kelly Sandow P.E. _ <br />Sandow Engineering RENEWAL 06/30/22 <br />RE: 1400 Cross Street TPR- Trip Cap-Response to Public Testimony_3.8.21 <br />The following provides a response to questions pertaining to the trip cap assumptions in the letter <br />by Fred Tpefer submitted on March 8, 2021. <br />As provide in Sandow Engineering's letter dated March 1, 2021, the reasonable worst case <br />development scenario assumed: <br />• Total ground floor area is 110,200 sf <br />• 30% of the building area could be 3 stories and the remaining would be 2 stories. <br />• Uses within these buildings are manufacturing, research and development center, <br />automobile care center, copy and print shops, and hardware/paint shops <br />The following provides more information as to how these uses and building areas were <br />established. In general, the uses and building types were established considering existing uses <br />within the area and emerging trends in new building types in industrial areas. No consideration <br />was given as to the ability of the building to be constructed economically as that is varying <br />dynamic that changes over time and is a unique consideration for each developer. <br />Research and Develoament Center <br />The research and development center is assumed to be the building that would be 3 stories. <br />An example of a similar type of land use the is the Thermo Fisher Scientific building located in <br />Willow Creek. The entire campus is located on 1-2 zoned land and the building, parking, and <br />drive aisles are all contained on 6.37 acres. Two of the buildings are 3-4 stores and one of the <br />buildings is 2 stories. <br />
