The approximately 1.8-acre development site is zoned <br />Community Commercial (C-2) and is designated on the Metro Plan diagram for commercial <br />uses. <br />The present request is for approval of an Adjustment Review to allow flexibility under the City's <br />multi-family residential development and landscaping standards. As presented in the <br />application materials, the overall project is to construct a mixed-use development that includes <br />a combination of residential apartments and commercial uses. The development will include up <br />to 108 apartments and approximately 14,000 square feet of commercial space. A list of the <br />requested adjustments and an evaluation of the project's compliance with the approval criteria <br />is included below. The Adjustment Review application requires a Type II land use approval (a <br />Planning Director Decision), and the relevant application procedures are addressed in EC <br />9.7200-9.7230. <br />The proposal also requires a Traffic Impact Analysis (TIA) application because the proposed <br />development will generate over 100 peak hour vehicle trips.
