<br />Metro Planning, Inc July 2026 Kendall & James Homes LLC <br />9 <br /> <br />9.6875 – Private Street Design Standards. <br /> <br />Private streets, when permitted under EC 9.6815(2), shall be designed and constructed in accordance with <br />applicable requirements for private streets contained in the adopted “Design Standards and Guidelines for <br />Eugene Streets, Sidewalks, Bikeways and Accessways.” <br /> <br />Proposed with this tentative subdivision is a 20.00’ private street within a Private 25.00’ Access and Utility Easement which shall be <br />designed and constructed in accordance with applicable requirements for private streets contained in the adopted: “Design Standards <br />and Guidelines for Eugene Streets, Sidewalks, Bikeways and Accessways.” See the A&O Engineering plan set for details. <br /> <br /> <br />EC 9.8515 Subdivision, Tentative Plan Approval Criteria – General (continued) <br /> <br />(1) The proposed subdivision complies with all of the following unless specifically exempt from compliance through a code <br />provision applicable to a special area zone or overlay zone: <br /> <br />(c) EC 9.6500 through EC 9.6505 Public Improvement Standards <br /> <br /> <br />9.6500 – Easements. <br /> <br />Based on the attached preliminary title report, there are no existing easements that encumber the subject property. <br /> <br />The following easements are proposed: <br /> <br />1. An Emergency Vehicle Easement is proposed on-site as well as over a portion of adjacent Tax Lot 8001 to accommodate the <br />emergency and fire vehicle hammerhead turnaround. <br /> <br />2. A 10.00’ Public Wastewater Easement is proposed on the subject property in order to extend wastewater to each new lot. <br /> <br />3. A 5.00’ x 64.00’ EWEB Easement is proposed on the subject property in order to extend EWEB utilities to each new lot. <br /> <br />4. A 25.00’ Private Access & Utility Easement for the private street which will provide access and some utilities to each new lot. <br /> <br />Please see the Tentative Subdivision Plan set and the A&O Engineering Plan set for specific details. <br /> <br /> <br />9.6505 – Improvements – Specifications. <br /> <br /> <br />(1) Water Supply <br /> <br />The proposed subdivision will be served by the Eugene Water and Electric Board according to their policies and procedures. <br /> <br /> <br />(2) Sewage <br /> <br />There is a public wastewater main located in the Cal Young Rd ROW. The subject site will be connected to the public wastewater <br />system via an 8” line extended from Cal Young Road into the 25.00’ Joint Use, Access, and Utility Easement. From there, 6” laterals <br />will serve each individual site.
