In lieu of access connection standards in EC 7.410, triplexes and fourplexes shall comply <br />with subparagraphs 2 – 5 of this subsection. Triplexes and fourplexes shall comply with <br />the access connection standards in EC 7.420 through 7.445. <br />See discussion below for EC 7.420 – 7.445. <br /> <br />2. The total width of all driveway approaches must not exceed 32 feet per frontage, as <br />measured at the property line (see Figure 9.5550(4)(b)2-3. Triplex/Fourplex Driveway <br />Approach Width and Separation on Local Street). For lots or parcels with more than one <br />frontage, see subsection 5. <br />At the time of building permit the development will comply with this criterion. <br /> <br />3. Driveway approaches may be separated when located on a local street if they comply <br />with the access connection spacing standards in EC 7.420 (see Figure 9.5550(4)(b)2-3. <br />Triplex/Fourplex Driveway Approach Width and Separation on Local Street). <br />At the time of building permit the development can be evaluated for compliance with this <br />criterion. <br /> <br />4. For lots or parcels abutting an alley that meets the paving width standards of EC 9.6870, <br />access must be taken from the alley. <br />Not applicable. No alleys abut the property. <br /> <br />5. Lots or parcels with more than one frontage must comply with the following: <br />c. Lots or parcels with frontages only on local streets may have either: <br />(1) Two driveway approaches not exceeding 32 feet in total width on one frontage; <br />or <br /> <br />(2) One maximum 16-foot-wide driveway approach per frontage <br />At the time of building permit the development can be evaluated for compliance <br />with this criterion. <br /> <br />EC 7.420 Access Connections – Location. <br />(1) Access Connections to all Street Classifications. Access connections to all street <br />classifications shall be located in accordance with the following standards: <br />Orchard Street is classified as a local street and Fairmount Blvd is classified as <br />a Neighborhood Collector. <br /> <br />(a) No access connection shall be located to encompass a municipal utility. <br />The access connection will not encompass a municipal utility. <br /> <br />(b) Except when an existing lot or parcel frontage is located entirely within an area <br />where the adjacent street grade is over fifteen percent (15%), no access <br />connection shall be located in areas where the street grade is over fifteen <br />percent (15%). <br />Not applicable. Street is fairly flat. <br /> <br />(c) If a parcel has frontage on two or more streets of different street classifications, <br />the access connection shall access the street with the lowest classification. The <br />access connection can access the street with the higher classification if the <br />applicant can demonstrate (1), (2) or (3): <br />The Parent Lot has street frontage on 2 streets of different classifications. After <br />the Middle Housing Land Division none of the lots will front 2 streets. Parcels 1 <br />and 2 will take access from Orchard Street. Parcel 3 will take access from <br />Fairmount Blvd. <br />
