<br />June 26, 2026 <br /> <br />PAPE PROPERTIES INC – HEADQUARTERS <br />Site Review Permit Modification <br />Map 17-04-24-40, Tax Lot 00500 <br /> <br />Written Statement <br />In accordance with the Site Review Permit Modification (MD) submittal requirements, this written statement <br />describes the proposed development and demonstrates that the proposal complies with the criteria <br />contained in EC 9.8455 – Modifications to Approved Site Review Plan. <br /> <br />I. LAND USE REQUEST <br />A. Introduction <br />This application requests approval of a modification to the Site Review Permit (SR 96-33) to allow <br />the removal of the small, ornamental trees located along the main exterior walkway leading to the <br />building and the replacement of paving. The Pape Headquarters building is located on a single tax <br />lot (Map 17-04-24-40, Lot 500). <br /> <br />The applicant proposes removing the existing trees because their root systems have caused <br />damage to the adjacent sidewalks, creating accessibility and safety concerns. In addition, the <br />existing planting conditions have prevented the trees from growing as intended. The damaged <br />pavement will be replaced; however, the trees will not be replanted in this area to maintain safe, <br />accessible connections between the existing accessible parking spaces, the primary exterior <br />walkway, and the building. <br /> <br />Similarly, the trees and associated landscape buffer along the northeastern entry driveway to <br />Goodpasture Road will be removed due to comparable accessibility concerns. Unlike the primary <br />walkway area, these trees will be replaced with species selected from the City's approved tree list, <br />and the landscape buffer will be restored to meet the current L-2 landscape buffer requirements. <br /> <br />B.
