This standard does not <br />apply. <br />(c) Other residential flag lot standards also apply. (See EC 9.2775 <br />Residential Flag Lot Standards for R-1, R-2, R-3 and R-4.) <br />Response: As discussed in Section 9.2775, the two planned flag lots meet the applicable standards <br />for residential flag lots in the R-1 zone. This standard is met. <br />(d) Middle Housing on Flag Lots. When development of a duplex, <br />triplex, fourplex or cottage cluster, is proposed on a flag lot the lot <br />area minimum for the flag lot shall be 4,500 square feet, excluding <br />the pole portion of the lot. <br />Response: This project includes two flag lots (Lots 185 and 185) that are planned to accommodate <br />future single-family detached homes, not middle housing. This standard does not apply. <br />(5) Exceptions to the maximum lot size shall be granted if any of the following is <br />met: <br />(a) Existing physical circumstances such as topographically constrained <br />lands, conservation easements, existing buildings, or utility <br />easements prevent the ability to further divide the lot. <br />(b) The lot exceeding the maximum lot size is intended to reserve a large <br />lot for future land division with feasibility demonstrated by a <br />conceptual buildout plan. <br />(c) The subdivision achieves a minimum density of 9 units per net acre. <br />(d) The exception will enable protection of natural resources. <br />Response: The lots proposed in the Preliminary Plans (Exhibit A) do not exceed the maximum lot size <br />of 13,500 square feet. This standard is not applicable as an exception is not requested. <br />(6) Duplex and Triplex Lot Frontage and Width. The minimum lot frontage and <br />minimum lot width is 20 feet for interior and corner duplex lots. The <br />minimum lot frontage and minimum lot width is 35 feet for interior and corner <br />triplex lots. <br />Response: This application includes lots intended for single-family detached homes and single-family <br />attached homes (townhouses). Lots intended for duplexes and triplexes are not proposed <br />as part of this application. This standard does not apply. <br />(7) In R-1, interior lots shall not have frontage on two non-intersecting streets <br />unless approved through the cluster subdivision or planned unit development <br />process where alternative proposals were evaluated, and there is no feasible <br />alternative to the creation of double frontage lots. <br />Response: As depicted in the Preliminary Plans (Exhibit A), there are no interior lots in the R-1 zoning <br />district that have frontage on two non-intersecting streets. This standard is met. <br />(…) <br />(9) Lot width and lot frontage minimums in R-2, R-3 and R-4 can be reduced to <br />20 feet as part of an approved site review plan, planned unit development, or <br />cluster subdivision. Unless otherwise approved through a planned unit <br />development or cluster subdivision, at no point, for the entire extent of the lot, <br />shall the side lot lines be less than 20 feet apart.
