Additionally, this project <br />includes two flag lots (Lots 185 and 186) that meet the minimum lot area and width <br />requirements. Additionally, this application does not involve a cluster subdivision or PUD. <br />To the extent applicable, the above standards are met. <br />9.2761 Special Standards for Table 9.2760. <br />(1) Lot Standards. <br />(a) In determining lot area in a residential zone, the area within a public <br />or private street or alley shall be excluded. <br />(b) Solar standards may impose a more restrictive lot standard. (See EC <br />9.2790 Solar Lot Standards.) <br />(c) Lot area, frontage, and width minimums may be modified with an <br />approved cluster subdivision in R-1 or Planned Unit Development <br />(PUD) in any zone. <br />Response: The lot dimensions and configuration, shown on the Preliminary Plans (Exhibit A), are <br />consistent with the applicable lot standards above. The project does not involve private <br />streets or alleys. Areas within public streets were not used to calculate the lot areas <br />shown on the plan. As discussed in Section 9.2790, the Applicant is seeking an exception <br />to the applicable solar standards. This application does not request to modify lot areas, <br />frontage, or minimum width requirements. These standards are met as applicable. <br />(2) Small Lots. Lots shall comply with other small lot provisions unless approved <br />as a cluster subdivision or a Planned Unit Development (PUD). (See EC <br />9.2770 Small Lot Standards for R-2, R-3 and R-4 Zones.) <br />Response: Small lots are not proposed as part of this project. Additionally, this project does not <br />involve a cluster subdivision or a planned unit development. This standard is not <br />applicable. <br />(…) <br />(4) Flag Lots <br />(a) No variances to residential lot standards are allowed. <br />Response: This project includes two flag lots (Lots 185 and 185). The Preliminary Plans illustrate that <br />these lots meet the lot width and area requirements found in Table 9.2760, and variances <br />to those standards are not required nor included. This standard is met. <br />(b) With the exception of flag lots created for the purpose of siting <br />middle housing, the creation of new flag lots is prohibited in the R -1 <br />zone within the city-recognized boundaries of Amazon Neighbors, <br />Fairmount Neighbors and South University Neighborhood <br />Association.
