<br /> <br />Crow Road Subdivision – City of Eugene <br />Type II Tentative Subdivision <br />June 2026 <br />Page 12 <br /> <br />(d) An additional 7 feet of building height is allowed for roof slopes of <br />6:12 or steeper in the R-1, R-2, R-3 and R-4 zones, except that this <br />additional building height allowance is not permitted in the R-1 zone <br />for accessory dwellings, accessory buildings or development on alley <br />access lots. <br />(e) In the R-1 zone, the maximum building height for a duplex, triplex, <br />fourplex, or townhouse is 30 feet, plus the allowance for additional <br />height provided in subparagraph (d) of this subsection (3). <br />(f) Maximum building height for all structures in cottage clusters is 25 <br />feet, as provided in EC 9.5550(6)(a)3. <br />Response: This application is for land use approval of a Subdivision, Tentative Plan. The construction <br />of homes or other structures is not included in this application. Compliance with the <br />building height standards will be reviewed with the building permits for future homes on <br />the individual lots. <br />(4) Solar standards may require a more restrictive height limitation and setback <br />requirement, refer to EC 9.2795 Solar Setback Standards. <br />Response: The Applicant is requesting an exemption to the Solar Standards. Please see EC 9.2790 for <br />additional details. <br />(5) Exceptions to general height restrictions are contained in: <br />(a) EC 9.6715 Height Limitation Areas. <br />(b) EC 9.6720 Height Exemptions for Roof Structures and Architectural <br />Features. <br />Response: This application does not involve the construction of homes or other structures. The <br />building height of the planned townhouses and single-family homes will be reviewed with <br />the building permits for future homes on the individual lots. <br />(6) Special setback provisions may also apply, see EC 9.6750 Special Setback <br />Standards. <br />Response: The Special Setback Standards are not anticipated to apply to this project. Please see EC <br />9.6750 for additional details. <br />(7) Except where buildings abut or share a common wall, the owner of a lot or <br />parcel with an interior yard of less than 5 feet from the adjacent property line <br />must secure and record in the office of the Lane County Recorder a <br />maintenance access easement adjacent to that side of the building. The <br />easement shall provide a 5-foot wide access the entire length of the building <br />and 5 feet beyond both ends, and require a 10-foot separation between <br />buildings on separate lots. The easement shall be on a form provided by the <br />city, shall be approved by city staff, and be subject to a review and payment <br />of a fee set by the city manager. <br />Response: This application is for land use approval of a Subdivision, Tentative Plan. The construction <br />of homes or other structures is not included in this application.
