the R-1 zone. The subject property is currently developed with one existing <br />dwelling, which is shown to remain on the tentative plan. A second detached <br />dwelling is proposed to be constructed in the future. Together, the existing <br />dwelling and future detached dwelling will constitute a detached duplex for <br />middle housing purposes. <br />For purposes of this application, "future detached duplex" means the existing <br />dwelling on Parcel 1 and one future detached dwelling on Parcel 2, which <br />together will constitute a duplex middle housing development on the parent lot. <br />The parent lot contains approximately 15,745 square feet, has approximately 90 <br />feet of frontage on Dewey Street, and is approximately 90 feet wide by 174.9 <br />feet long. The parent lot exceeds the minimum lot area required for future <br />duplex development. <br />The proposed middle housing lots are child lots created through the MHLD <br />process and are not subject to ordinary minimum lot area, frontage, width, or lot - <br />shape standards. Those standards apply to the parent lot and the future detached <br />duplex development. Proposed Parcel 1 contains approximately 7,212 square <br />feet and includes the existing dwelling. Proposed Parcel 2 contains <br />approximately 8,534 square feet and is intended for the future detached <br />dwelling. Parcel 1 has frontage on Dewey Street. Parcel 2 will receive access, <br />pedestrian access, and utility service to Dewey Street through the proposed 10.8- <br />foot-wide access and utility easement shown on the tentative plan. <br />The existing dwelling is shown to remain on Parcel 1 and is approximately 11 <br />feet in height. Existing dwelling setbacks vary and are shown on the tentative <br />site plan. The existing setbacks are compliant, and the proposed MHLD does not <br />cause the existing dwelling to become inconsistent with applicable setback <br />standards. No new building footprint, garage, parking area, additional parking <br />area, or stormwater facility is proposed with this tentative MHLD application. <br />Future construction of the second detached dwelling, including building <br />footprint, building height, lot coverage, setbacks, building code compliance, <br />parking if proposed or required, and stormwater management, will be reviewed <br />at the time of building permit. <br />
