(SR 24-1) <br />Decision <br />Based on the available information and evidence, and based on the preceding findings of <br />compliance with applicable approval criteria and standards, the Site Review is APPROVED with <br />the following conditions: <br /> <br />1) Prior to final site plan approval, the following note shall be added to the final site <br />plan, “All outdoor garbage areas shall be screened on all sides within a solid <br />perimeter enclosure in accordance with EC 9.2170(9). Screening shall comply with <br />the Full Screen Fence Landscape Standard (L-6) in EC 9.6210(6).” <br /> <br />2) Prior to final site plan approval, the applicant shall demonstrate compliance with the <br />Parking Area standards in EC 9.6420(6) and (7), by: identifying on the final site plan <br />how the gravel area between the existing duplex dwelling and the street is used; <br />clearly labeling the site plan to indicate that this area will not be used for vehicle <br />parking; and a physical barrier shall be provided to ensure that the area will not be <br />used as a parking space. Alternatively, prior to final site plan approval, the applicant <br />shall submit evidence that the development complies with the provisions at EC <br />9.6420(6) and (7). <br /> <br />Approved By <br /> <br /> <br /> <br /> 4/26/2024 <br />Jeff Gepper, Senior Planner, for the Eugene Planning Director Date <br /> <br />Post Approval & Expiration <br />Pursuant to EC 9.7220(4), the Planning Director’s decision regarding these Type II applications is <br />effective on the 13th day after notice of the decision is mailed, unless appealed according to the <br />procedures in EC 9.7605. <br /> <br />The approvals shall remain effective for 18 months following the effective date of approval, in <br />accordance with EC 9.7230. Within that time period, the applicant must submit a final plan <br />meeting the applicable conditions of approval, submit an application for a development permit, <br />and execute a performance agreement in accordance with EC 9.7025. Prior to the expiration <br />date, the applicant may submit a modification requesting a change to the commencement or <br />expiration time period. <br /> <br />It is also noted that this approval does not relieve the applicant of complying with other <br />applicable provisions of the Eugene Code or Oregon Revised Statutes, which may otherwise <br />govern the development of the subject property. <br />
