Adjacent properties across Bell Avenue to the north and Harold Street to the east are <br />developed with single -unit dwellings and duplexes. <br />Additional details of the proposal are included in the applicant's written statement and <br />supporting documentation, all of which are included as part of the public record and are <br />located in the application file for reference. <br />Public Notice and Referrals <br />Public notice of this Tentative Partition application was provided in accordance with Eugene <br />Code (EC) requirements. The Planning Division mailed notice of the applications on November <br />1, 2024, to all those specified at EC 9.7210. No written testimony was received during the <br />comment period. <br />The Planning Division also provided information concerning the application to other <br />appropriate City departments, public agencies, and service providers. All referral comments <br />received by the Planning Division on this application are included in the application file for <br />reference and addressed in the context of the applicable approval criteria and standards in the <br />following evaluation. Additional Informational Items are also attached at the end of this <br />decision. <br />EVALUATION <br />This request is subject to the Type II Land Use Application procedures, which are primarily <br />addressed at Eugene Code (EC) 9.7200-9.7230. <br />The following evaluation addresses details of the proposal in the context of compliance with <br />the applicable approval criteria and related standards. In accordance with EC 9.8215, the <br />Planning Director shall approve, conditionally approve, or deny the Tentative Partition <br />application based on compliance with the listed criteria.
