<br />310 Sunshine Acres – Adjustment Review Page 4 of 9 <br />Written Statement May 19, 2026 <br /> <br /> <br /> <br />PART II – BACKGROUND <br /> <br />The subject site is located at 310 Sunshine Acres Drive, Eugene, Oregon 97401, along the west <br />side of Sunshine Acres, near the intersection of Sunshine Acres Dr. and Sunshine Acres Pl, <br />north of Westward Ho Avenue. The development site is located in the R-1 – Low Density <br />Residential Zone. <br /> <br />The site is currently developed with a Middle Housing Triplex, including existing off-street <br />parking and a shared access connection to Sunshine Acres Drive compliant with Eugene Code <br />requirements. The owner is seeking to address on-site parking goals and potential pedestrian <br />safety concerns by constructing a garage between the existing residence and the public street <br />with an access connection to Sunshine Acres Drive north of the existing access connection and <br />pedestrian facility along the southern edge of the property. The proposed configuration will <br />prevent any vehicular turning movements or backing out hazards from Middle Housing Child Lot <br />1 (310 Sunshine Acres Drive) that may conflict with the existing access aisle for Child Lots 2 <br />and 3, and pedestrian facility connecting Sunshine Acres Drive to the Dapple Way cul-du-sac to <br />the west. Granting the requested adjustment will support a pedestrian-friendly street <br />environment by minimizing the visual and safety impacts of garages, parking areas, and vehicle <br />circulation areas on site, and will allow for safe ingress and egress to the development site, will <br />not negatively impact the efficiency of the public right-of-way, and will not result in a hazard to <br />the bicycle, pedestrian or vehicular traffic using the right-of-way. <br /> <br />Per Eugene Code (EC) 9.5550(3), adjustments to the Middle Housing Development Standards <br />in EC 9.5550 may be adjusted consistent with the criteria in EC 9.8030(37), and EC 9.8030(28) <br />specific to Middle Housing Triplexes and Fourplexes.
