A: There isn’t a lot of land available to develop housing. DevNW searches and searches, and it is not always <br />affordable for us to purchase. 20 years ago it was easier to find land and it was cheaper. There were less <br />challenges. Yes, Floral Hill does have challenges. We serve all of Willame;e Valley. We are looking for <br />housing choice in neighborhoods. We are looking in all neighborhoods. This is a very desirable neighbor. <br /> <br />Q: A neighbor stood up and gave compliments to Aligned Architecture and the good work they did on a <br />property that had slopes. And it works great. This individual was appointed to Eugene’s Sustainability <br />commi;ee and part of the Technical Advisory Commi;ee (housing) – how can we best develop Eugene – <br />affordability, no sprawl within the land that we have. Two things that Oregonians don’t like about land use - <br />density and sprawl. Laurel Hill Valley has a lot of land. <br />Q: When will be submiRng the applicaon and will it go through the same review as anyone else? <br />A: Yes, we will be required to go through the same review process as anyone else. This is a Subdivision process <br />coupled with Middle Housing Land Division. Tentave ly submit by end of April, possibly in May. <br /> <br />Q: 40 units for $800,000 = $32,000,000 and you discussed $20,000,000. Explain the math. <br />A: The math is what the homes would sell for if they were not income restricted. Selling them for $230,000 - <br />$275,000. <br /> <br />Q: Are geotechnical analysis or Traffic Impact Analysis required? Stormwater? <br />A: No Traffic Impact Analysis is required. KPFF is our Civil Engineer and they will be designing the stormwater <br />system to meet city standards. The Geotech is Certerra and they will be providing a geotechnical report for <br />submi;al. <br /> <br />Q: What about underground springs? There are lots of them running through these hills. <br />A: The exisng stormwater is basically routed towar ds the south and our wetlands specialist says there is no <br />underground hydrology there. There is a ny area at the northwest corner of the site that are wetlands. <br />Stormwater and wastewater are going to be piped to Riverview Street. <br /> <br />Q: Is this city or county property <br />A: is in the City of Eugene. <br /> <br />Q: Why did you choose this locaon. Was it donated? <br />A: No. We paid them market value for the site. <br /> <br />Q: Does the plan include improving the road?
