Tax Lot 06500 has two existing access connections on <br />East 15th Avenue that are proposed to be abandoned. Tax Lot 06501 has one existing access <br />connection on High Street that is proposed to be re-aligned to serve all six dwelling units on the <br />development site. <br /> <br />An Adjustment Review is a Type II land use application, and the approval criteria are found at <br />EC 9.8030. The relevant Type II land use application procedures are primarily addressed at <br />EC 9.7200 through EC 9.7230. The Planning Division also mailed <br />notice of the application on March 13, 2026, in accordance with the applicable requirements of <br />EC 9.7210. No public testimony was received within the open comment period. <br /> <br />Adjustment Review Evaluation <br />EC 9.8015 Adjustment Review – Purpose explains this process as encouraging design proposals <br />that respond to the intent of the code in an efficient and effective manner. EC <br />9.8020 Adjustment Review – Applicability confirms that this process is available only where the <br />land use code states that a specific standard may be adjusted. <br /> <br />The following evaluation includes a review of the applicant’s proposed compliance with the <br />applicable approval criteria and related standards.
