Project No. 21-166.1 The proposed property line adjustment is located between 871 and 895 E 13th Ave., aka Tax Map 17-03-32-31, Tax Lots 1900 and 2000, respectively. The purpose of this adjustment is to correct a building encroachment between said lots. Both lots are legal lots through deeds signed prior to April 2, 1962. TL1900 was described in its current configuration in that Warranty Deed recorded on May 25, 1960 as instrument number 66 on Reel 153D. TL2000 was described in its current configuration in that Warranty Deed recorded on December 14, 1955 as instrument number 73087 on Reel 55. The deed descriptions remain the same to this day, deed documents & description cards are attached to this application. 9.8405 Applicability of Property Line Adjustment Applications. (1) A property line adjustment application is applicable to changes to the property lines of adjoining properties when all of the following exist: (a) A property line proposed for adjustment will not result in an increase in the number of parcels or lots. No new lots will be created. (b) A property line proposed for adjustment will not create more than 2 property line adjustments to any of the boundaries of an individual lot or parcel within a calendar year. No other property line adjustments have occurred on either property in the last calendar year. (c) The adjustment will result in less than a 200% change in the size of the lot or parcel.
