Alternatively, the applicant may provide a deed restriction that holds the proposed <br />parcels under common ownership as one development site until such time as either <br />separate electrical service has been provided to Middle Housing Lots (Parcels) 1, 2 and 3, <br />or that an EWEB easement has been provided and utilities located in the easement. <br />A 3-foot-wide EWEB easement has been provided, near the northern boundary of Lot (Parcel) 3 <br />to accommodate a relocated overhead electrical service for the benefit of Lot (Parcel) 1. A <br />separate 5-foot-wide EWEB easement has been provided along the east boundary of Lot <br />(Parcel) 2 to accommodate underground electrical service for the benefit of Lot (Parcel) 3. <br />These easements are included with this application, and satisfy this condition of approval. <br /> <br />7. On the final plat, the applicant shall include provisions for pedestrian ingress/egress in <br />the proposed 5 foot wide utility and access easement. Proposed Middle Housing Lots <br />(Parcels) 2 and 3 will not have frontage on a street, but they will have access to Jackson <br />Street via a 5 foot public utility and access easement, in addition to having frontage on <br />Adams Alley. <br />Easements have been created to provide for pedestrian ingress/egress: Specifically, a <br />5-foot-wide access easement along the southern edge of Lot (Parcel) 1 for the benefit of Lots <br />(Parcels) 2 and 3, and a 5-foot-wide access easement along the western edge of Lot (Parcel) 3 <br />for the benefit of Lot (Parcel) 2.
