Response: The maximum density permitted for R-1 zoning is 14 dwelling units per acre with <br />no minimum density requirement. The subject property is 0.47-acres in size making the <br />maximum density for this specific property almost seven (7) primary dwelling units. The <br />proposed partition intends to create two new lots; one standard lot and one flag lot with one <br />existing dwelling unit on parcel 1; no additional housing is proposed at this time. The <br />proposed partition complies with R-1 density requirements. <br /> <br />Building Height <br />Response: The maximum building height allowed in the R-1 zone for a primary dwelling unit <br />is 30 feet. The height of the existing dwelling on proposed Parcel 1 is +/-19 feet. <br /> <br />Setbacks <br />Response: Parcel 1 – Existing Dwelling: <br />The existing dwelling on proposed Parcel 1 is setback approximately 29 feet from Kourt Dr., <br />meeting the 10’ setback requirement for dwellings from front property line as well as the 18’ <br />setback requirement for garages from the front property line. The interior yard setback <br />requirement of 5’ from new property lines is met by providing 29’ on the east, 5.5’ on the west <br />and 112’ to the north. Proposed Parcel 1 complies with R-1 setback requirements. <br />Parcel 2 – No Dwelling: <br /> <br />Lot Coverage <br />The lot coverage for the entire parent parcel and existing dwelling units is 1,029 square feet, <br />well under 50% of the parent parcel’s overall area of 20,670 square feet. The proposal <br />complies with R-1 lot coverage maximum. <br /> <br />EC 9.2760 – Residential Zone Lot Standards <br /> <br />Table 1.0 – Lot Area Minimum <br /> <br />Response: Both parcels are over 6,000 square feet. <br /> <br />Table 2.0 – Lot Frontage Minimum <br />Response: EC 9.2760 requires a minimum of 50 feet of street frontage for interior, standard <br />lots. EC 9.2775 (3)(c) requires a minimum of 15 feet of width for flag pole access/ frontage for <br />the pole portion of a flag lot serving just one lot or parcel. Both proposed parcels meet the <br />respective lot frontage minimum requirements. <br /> <br />Table 3.0 – Lot Width Minimum <br /> <br />Response: EC 9.2760 requires standard development lots to be a minimum of 50 feet in width, <br />defined in EC 9.0500 as the horizontal distance between the midpoints of the side property <br />lines. Both proposed parcels comply with the minimum lot width of at least 50 feet. <br /> <br />Lot Area Maximum <br /> <br />Response: EC 9.2760 requires that the maximum area for new partitions and subdivisions not <br />exceed 13,500 square feet. Neither proposed parcel will exceed 13,500 square feet. This <br />criterion is satisfied. <br /> <br />EC 9.2775 Residential Flag Lot Standards for R-1 <br /> <br />(1) Purpose. Residential flag lots allow lots to be created in cases where there is adequate lot area <br />to divide the property into 2 or more lots but not enough street frontage to meet the standard
