In addition to the <br />location standards set forth in EC 7.420(1), access connections to local and <br />neighborhood collector streets shall be located in accordance with the following <br />standards: <br />(a) Lots and parcels at intersections shall have the access connection begin no less <br />than 20 feet from the end of the radius of the curb, or 20 feet from the property <br />corner if there is no curb. <br />Not applicable. Lot is not at an intersection. <br /> <br />(b) A safety island of not less than 22 feet of full height curb shall in all cases be <br />provided between access connections under one ownership. <br />At the time of building permit the development can be evaluated for compliance <br />with this criterion. <br /> <br />(c) Entry Orientation and Windows. <br />1. Entry Orientation. <br />a. At least one main entrance for each triplex or fourplex structure must meet the <br />standards in subparagraphs b. or c. below. Any detached structure where more than <br />50 percent of its street-facing facade is separated from the street property line by a <br />dwelling is exempt from meeting these standards. <br /> <br />b. The main entrance must either: <br />(1) Face the street (see Figure 9.5550(4)(c)1.b.(1) Middle Housing Main Entrance <br />Facing the Street); <br /> <br />(2) Be located at an angle of up to 45 degrees from the street (see Figure <br />9.5550(4)(c)1.b(2) Middle Housing Main Entrance at 45° Angle from the Street); <br />or <br /> <br />(3) Open onto a porch with one entrance facing the street (see Figure <br />9.5550(4)(c)1.b.(3) Middle Housing Main Entrance Opening onto a Porch). <br /> <br />At time of building permit submittal the development proposal will either meet this <br />standard or apply for an Adjustment Review. Currently no buildings are <br />proposed. <br /> <br />(3) The proposed middle housing land division complies with all of the following: <br />(a) EC 9.2777, Middle Housing Lot standards; <br /> <br />(4) There are no frontage, width, or lot area standards for middle housing lots. <br />Acknowledged. <br /> <br />(5) A middle housing lot may not contain more than one middle housing unit.
