Middle Housing lots shall comply with EC 9.2777 Middle Housing Lot <br />Standards. <br /> <br />(a) EC 9.2777, Middle Housing Lot standards; <br />(1) There are no frontage, width, or lot area standards for middle housing lots. <br />Acknowledged. <br /> <br />(2) A middle housing lot may not contain more than one middle housing unit. A middle <br />housing lot that includes a common area, but does not include a dwelling, is permitted. <br />Each of the proposed lots will contain one middle housing unit. <br /> <br />(3) A middle housing lot may not be divided. <br />Acknowledged. <br /> <br />EC 9.2775 Residential Flag Lot Standards <br />Not applicable. <br /> <br />EC 9.5550 Middle Housing Development Standards <br />Any development plans will be required to meet current City of Eugene building permit criteria and will <br />be evaluated by staff for compliance at that time. <br /> <br />(2) Applicability of Middle Housing Development Standards. <br />(a) Except as provided in subsection (b), Middle Housing Development Standards in this section <br />9.5550 apply to: <br />1. The development of new middle housing, excluding duplexes . . . <br /> <br />(4) Standards for Triplexes and Fourplexes. Triplexes and fourplexes shall comply with all of the <br />following: <br />(a) Garages and Off-Street Parking Areas. Garages and off-street parking areas shall not be <br />located between a building and a public street, except in compliance with the standards in <br />subsection 1 or 2 below. <br />At the time of building permit the development will comply with this criterion. <br /> <br />2. The combined width of all garages and outdoor on-site parking and maneuvering areas <br />does not exceed a total of 50% of the street frontage. <br />The street frontage is 104.68 feet. 50% of the street frontage is 52.34 feet. The combined <br />width of all garages and outdoor on-site parking will meet this requirement. It will be <br />evaluated for compliance at time of building permit submittal. <br /> <br />(b) Driveways. <br />1. In lieu of access connection standards in EC 7.410, triplexes and fourplexes shall comply <br />with subparagraphs 2 – 5 of this subsection. Triplexes and fourplexes shall comply with <br />the access connection standards in EC 7.420 through 7.445.
