4. Several lots show access to be provided by 10 and 14 foot wide utility and <br />access easements. This width will not be adequate for the required fire <br />apparatus access requirements of 20' minimum. Access requirements for these <br />houses will be evaluated at the time of building permit submittal, when such <br />access is proposed (2022 Eugene Fire Code 503.2.1). <br />5. Fire will review the building permit applications for all lots within this subdivision <br />to ensure proper fire department apparatus access is provided and fire sprinklers <br />meeting NFPA standards are applied to new houses. Fire apparatus turnarounds <br />may be required in certain instances to the distance from Randy Lane and <br />Tambour Lane &Court (2022 Eugene Fire Code 503.1 & D103.4). <br />Water Supply: <br />This proposal shows fire hydrants being proposed. <br />1. The spacing of the proposed fire hydrants does not meet the average spacing <br />requirements of EFC C105.1 and table C105.1. Randy Lane and Stonehenge <br />Way are both private dead end streets. As such the maximum average hydrant <br />spacing is 400 feet, and maximum distance from any point on street or road <br />frontage to a hydrant is 200 feet. Add an additional hydrant in the vicinity of the <br />hammerhead turnaround of Tambour Ct. In order to meet fire hydrant spacing <br />requirements FH-3 (at the end of Randy Lane) should be moved to the west. <br />2. The size of the dwelling units may dictate additional fire hydrants be installed <br />depending on the square footage. Anything over 3,600 sq. ft. of fire area (which <br />includes garages) will usually require additional fire hydrants with a minimum flow <br />of 1,500 gpm at 20 psi residual pressure per 2022 EFC Appendix B.
