This area is to <br />remain in low-density residential use with emphasis on preserving and maintaining the single-family <br />character which currently exists. <br /> <br />Low- or Medium-Density Residential (L/M) <br /> <br />This area is currently owned by the Oregon State Department of Transportation (ODOT). It contains the <br />Eugene Office of the State Police, the District Engineer's Office, and the maintenance facility for the <br />Highway Division. The State has expressed interest in relocating these functions. The diagram <br />indicates the area should be for low- or medium-density residential uses should the State decide to <br />relocate in the future. Development in the area should preserve a parklike border along Franklin <br />Boulevard to preserve the “gateway entrance" to the city. Site review procedures will be followed in <br />future development to protect nearby residences and ensure a “park like gateway.” <br /> <br />Medium-Density Residential (M) <br /> <br />This strip, which is all under University ownership except for one lot, is intended to develop as a <br />medium-density residential area to function as a buffer between the low-density residential area to the <br />east and University institutional area to the west. It is anticipated that future development would be <br />primarily in-fill housing. Development of this area will conform to City development standards with <br />additional solar access and building height restrictions adopted and used by the University (see <br />University Development Standards). Site review procedures will be attached to address compatibility <br />with the low-density residential areas to the south and east. <br /> <br />High-Density Residential (H) <br /> <br />This area currently contains a 36-unit apartment and Tommy Williams' florist store and greenhouse. <br />The properties are zoned R-4 (High-Rise Residential). If the florist business is discontinued, the site is <br />appropriate for high-density residential uses, but site review procedures should be attached to protect <br />and buffer low-density residential uses next to and across the street from this area. <br /> <br />Professional/Office (S) <br /> <br />This site is currently owned by the State Department of Transportation and contains the East Eugene <br />drive test center for the Department of Motor Vehicles (DMV). Should the DMV leave this site, it is <br />appropriate for office or professional uses to locate there. Access will continue to be taken from Walnut <br />Street. <br />
