Middle Housing Land Division – Replat of P3 of LPPN 2025 – P3284 <br />Metro Planning, Inc February 2026 9 | P a g e <br /> <br /> <br />(3) Streets and Alleys <br /> <br />There are no new streets or alleys proposed with this middle housing land division. <br /> <br />(4) Sidewalks <br /> <br />Curbs, gutters, and sidewalks are not existing on Horn Lane; none are proposed at this time. <br /> <br />(5) Bicycle Paths and Accessways <br /> <br />Horn Lane is an existing public Right-of-Way with bicycle accessibility. <br /> <br /> <br /> <br />EC 9.8194 Middle Housing Land Division, Tentative Plan Approval Criteria. <br /> <br />(3) The proposed middle housing land division complies with all of the following: <br /> <br /> (c) EC 9.6805, Dedication of Public Ways; and <br /> <br />There are no public ways proposed or required to be dedicated to the City of Eugene with this middle housing land division. <br /> <br /> (d) All other applicable development standards for features explicitly included in the application. <br /> <br />All applicable development standards are addressed. <br /> <br />(4) The following easements are shown on the tentative plan: <br /> <br /> (a) Easements necessary for locating, accessing, replacing, and servicing all utilities; <br /> <br />All utilities will be routed from the existing public infrastructure in Horn Lane to each individual dwelling unit via the Variable Width <br />Joint Use Access and Utility Easement and Private Wastewater Easement shown on the tentative partition plan. <br /> <br /> (b) Easements for pedestrian access from each dwelling unit to a street; <br /> <br />Horn Lane will be accessible for pedestrian use via the existing and proposed Variable Width Joint Use Access and Utility <br />Easements shown on the tentative plan. <br /> <br /> (c) Easements necessary for any common areas or shared building elements; <br /> <br />A Variable Width Joint Use Access and Utility Easement shown on the tentative plan is provided for use by all three middle housing <br />lots. <br /> <br /> (d) Easements necessary for any shared driveways or parking. <br /> <br />All driveways and parking areas will be provided individually to each middle housing lot via the Variable Width Joint Use Access & <br />Utility Easement. <br /> <br /> <br />(5) Separate utilities are provided for each dwelling unit. <br /> <br />Separate utilities will be provided for each future dwelling unit from the existing public infrastructure in the Horn Lane right of way <br />via the Variable Width Joint Use Access and Utility Easements. Exact locations to be determined at time of building permit. <br />
