<br />Nemke – Property Line Adjustment Page 5 of 8 <br /> February 2, 2026 <br /> <br /> <br /> <br />PART II – BACKGROUND <br /> <br />The subject site is located at 3037 & 3035 Whitbeck Blvd., more accurately described as Tax <br />Map 18-04-12-10, Tax Lots 00301 (Parcel 1) and 00302 (Parcel 2) The development site is <br />located in the R-1 – Low Density Residential Zone. <br /> <br />Frontage for Parcel 1 and 2 will remain along the developed Whitbeck Avenue. Both properties <br />are currently developed with existing Single Unit Dwellings. No additional development is <br />proposed as part of this Property Line Adjustment application. <br /> <br />This application respectfully requests Planning approval to adjust a portion of the line common <br />to Parcels 1 and 2 of Land Partition Plat No. 2000 -1374. <br /> <br />PART III – EUGENE CODE DEVELOPENT STANDARDS <br /> <br />Part III addresses compliance with applicable development standards in Eugene Code (EC). <br />Each applicable development standard is listed below in bold italics followed by findings <br />demonstrating compliance. <br /> <br />9.8405 – Applicability of Property Line Adjustment Applications. <br /> <br />(1) A property line adjustment application is applicable to changes to the property <br />lines of adjoining properties when all of the following exist: <br />(a) A property line proposed for adjustment will not result in an increase in <br />the number of parcels or lots. <br />(b) A property line proposed for adjustment will not create more than 2 <br />property line adjustments to any of the boundaries of an individual lot or <br />parcel within a calendar year. This subsection does not apply to proposed <br />property line adjustments undertaken by or on behalf of a governmental <br />entity that affect the ability to preserve, manage, or expand park, open <br />space, or natural resource areas. <br />(c) The adjustment will result in less than a 200% change in the size of the <br />lot or parcel. This subsection does not apply to proposed property line <br />adjustments undertaken by or on behalf of a governmental entity that affect <br />the ability to preserve, manage, or expand park, open space, or natural <br />resource areas. <br />No additional lots are being created. <br /> <br />No property line adjustments have been previously requested or approved. <br /> <br />The resulting boundary change will result in less than 200% area change for <br />either of the effected Parcels. Tax Lot 302 will gain a total of 2,733 square feet, <br />(15,658-12,925). Tax Lot 301 will lose 2,733 square feet respectively, resulting in <br />a 17.4% change (15,737- 13,004). <br /> <br />Therefore, these criteria are met. <br />
