City of Eugene – Project Consultation Meeting
May 1, 2025

17. Is it acceptable to connect to the back of a curb inlet for the private stormwater system?

18. Are there any capacity or maintenance issues with the surrounding public sanitary sewer
mains?

19. Can we re-use existing sanitary sewer stubs to the site for the proposed project?

20. Based on the preliminary design, do you anticipate that a PEPI will be required?

Building Code and Permitting

21. Can the Building Official please confirm that this project is designated as a Critical and
Essential Building. See the attached documents for relevant code documentation.

22. There are existing 1-foot-tall concrete walls that ring the former vehicle display sales lot. These are
located near the southeast corner of the site, and they are within the public (West 7th Avenue/Grant
Street) right-of-way. Please confirm we can demolish these walls during site development.

23. Does the current building code require the proposed project to be “solar ready” per OSSC
3111?

24. The site has frontage on 3 public rights-of-way (West 6th Avenue, West 7th Avenue, and Grant
Street) improved to urban standards, including setback sidewalks, street trees, and street lighting.
Will the City require public improvements for additional street lighting on the perimeter of
the site? If so, please identify the required locations.

25. Does Staff have any concerns or helpful information regarding the proposed project? Aside
from the potential CUP, Major Adjustment Review, and TIA land use applications and
building permit, are there any other City applications required?

If you have any questions about the above application, please contact Kristen Taylor or Zach Galloway at
TBG Architects + Planners (541.687.1010).

ZG/KT

Enclosures: 1) Preliminary Architectural Site Plan
2) Exterior Elevations
3) E-mail Communication regarding Tax Lot 7000
4) Critical and Essential Building Document

cc: Nathan Philips, W&G DEVCO LLC
Daniel P.
